As an owner who wants to manage your property but doesn't want the hassle of marketing your property and vetting tenants, a tenant placement program may be a suitable option for you!
Being a real estate investor and managing your own properties is more common then you would think. However, one of the most painstaking parts of managing properties is marketing the property as well as finding, screening, and securing leases with tenants.
In fact, one of the most costly aspects of managing properties is the period between tenants. At Zenith Degree, one popular service we offer is a Tenant Placement Program. If you are a property owner and want to manage your own property but don't want to deal with the hassle or vacancy, this could be for you!
Our Tenant Placement Program follows a path very similar to our Long-Term Residential Management process. We conduct an initial inspection of the property, looking for areas for improvement so that your space is move-in ready or has a plan in place to ensure a smooth move-in for a tenant. We then schedule professional photography and work on marketing your property.
Once we have approved photography and verbiage for marketing, we launch your property through our marketing campaign, which spans approximately 20 different marketplaces.
We then handle inbound inquiries and schedule property tours. Once we have interested parties, we have them fill out applications and proceed through the screening process.
We further confirm employment and any residential history they may have listed. Once we find a suitable tenant, we secure a signed lease between the owner and the tenant through electronic signatures.
Upon move-in, we conduct another detailed inspection, capturing the condition of the premises prior to occupancy. We exchange keys, funds, and distribute the security deposit and first month's rent to our owners (subtracting our Tenant Placement Program rate).
We then hand over management to the property owner and remain on standby should our owners need our services further, such as finding new tenants when the previous one's lease is up.
For the typical investor, this process is time-consuming, can be expensive, and may not have the systems in place to handle the task. Let us help by not only securing suitable tenants for you but also giving back your time that can be spent otherwise.
